For most of human history, the home evolved slowly.

Yet none of those systems needs to dominate the experience of living there.
The technology disappears into the architecture.
What remains is something very traditional: natural light, fresh air, comfortable rooms, durable materials, gardens, beautiful objects, and spaces that bring people together.
In that sense, the future of home may involve rediscovering principles that existed long before the smart home.
Orientation toward sunlight. Cross ventilation. Shaded porches. Courtyards. Local materials. Walkable neighborhoods. Buildings designed to last for generations rather than decades.

We spend the majority of our lives indoors, yet we have historically paid surprisingly little attention to the quality of the environments inside our homes.
That is changing.
Indoor air quality, water quality, natural light, acoustics, humidity, temperature, sleep environments, and exposure to chemicals are increasingly becoming part of residential design.
Sensors can already measure carbon dioxide, particulate matter, humidity, volatile organic compounds, and other characteristics of indoor air. Ventilation systems can automatically introduce fresh filtered air when needed. Water filtration systems can remove contaminants at the point where water enters the home.
But technology is only one part of the equation.
Windows that open, rooms filled with daylight, access to nature, quiet spaces, gardens, and thoughtful floor plans may be equally important.
The healthiest home is not necessarily the one with the most technology.
It is the one that creates the conditions in which people feel and function better.
Artificial Intelligence Comes Home
Artificial intelligence will likely become one of the most transformative technologies inside the home.
Today, the smart home largely responds to commands.
Turn off the lights.
Lower the thermostat.
Lock the door.
Play music.
Tomorrow's home may understand patterns rather than simply follow instructions.
It could learn how a household uses energy, identify maintenance problems before they become expensive repairs, coordinate appliances around electricity prices, manage security, help reduce food waste, monitor gardens and irrigation, or prepare the house before residents arrive home.
AI may also fundamentally change how homes are designed.
Homeowners may soon be able to describe how they want to live and instantly explore architectural plans, interior concepts, renovation possibilities, construction budgets, and energy-performance scenarios.
Design expertise will not disappear.
But powerful design tools will become available to far more people.

Perhaps one of the most encouraging trends is the renewed appreciation for existing buildings.
For decades, development often followed a simple formula: demolish something old and replace it with something new.
But the most sustainable building may often be the one that already exists.
Renovation, restoration, adaptive reuse, and preservation conserve the enormous amount of energy and material already embodied in existing structures.
They also preserve something technology cannot manufacture: history.
Old neighborhoods often contain qualities planners are now trying to recreate—mature trees, human-scale architecture, connected streets, walkable commercial districts, craftsmanship, and a sense of place that developed gradually over generations.
The future of housing does not have to mean replacing the past.

A highly efficient house still exists within a larger system.
How far do residents travel for work, school, groceries, parks, and restaurants? Can children safely walk or bike through the neighborhood? Are daily necessities nearby? Is there access to public space and nature?
A modest home in a connected, walkable neighborhood may support a more sustainable lifestyle than an extremely efficient house that requires long automobile trips for every daily activity.
This is why transportation, urban planning, housing, energy, and technology increasingly intersect.
The home of the future is not simply a better building.
It is part of a better community.
Designing for a Longer Life
There is another idea that may prove even more important than technological innovation: longevity.
We have become accustomed to disposable products, frequent renovations, and buildings designed around relatively short economic cycles.
